Humble is shaped by two things that have nothing to do with each other. Walden, Lakeshore and the Lake Houston waterfront put gated drives directly on the water, with all the corrosion that implies. Extended submersion degrades the sealant, then the wire, and the detector starts reporting traffic that is not there. Diagnosing it is access-control work.

Building It Back Higher

Where a property has flooded once, it is worth not simply restoring the same layout. The drive mechanism has to stay where it can move the gate, but the electronics can usually be relocated into an enclosure above the previous crest with the low-voltage runs brought up to meet it. Where loops have been the repeat casualty, above-ground exit sensing avoids putting wire back into concrete that has already been under water twice.
